Propane or natural gas will probably be your best bet. Propane was popular years ago and now the trend is coming back to natural gas. Either should be fine.

From my experiences with central heating systems, TempStar has shown the least problems after high usage. Most units from TempStar also come with amazing warranties. Most warranties cover at least the part that needs replacing.

There are a number of factors that you need to consider. Climate, for example is important. If you are in a colder area, a heat pump would not be the best choice.

The Air Conditioning Contractors Association, or ACCA, standards indicate that a 3 story home is a multi-zone system application. The most readily installable equipment is a Carrier Infinity with zone control. This will require modifications to your duct, rewiring, installation of new thermostats, and a considerable investment. You will be more comfortable than you ever thought possible.
