Refer to the lease for what constitutes a violation of the agreement. You must then go to court get a judge to approve an "order to quit" to be served.

You must send the renter a "notice to vacate." Then complete an Eviction Form and file it in the jurisdiction where the property is. The form is notarized in front of the County Clerk. Get a court date, appear in court with supporting paperwork (copy of notice to vacate, etc.) and be awarded a Writ of Possession.
