Spruce the place up so that it looks loved and cared for. Clean, uncluttered rooms and grounds offer good value for little cost. Pack away a lot of the personal things and stage your rooms...less is better. Major repairs only give a partial return of the costs.

Repair anything broken - no damage should be visible anywhere. Clean it thoroughly. There should be no stains or marks visible. A fresh coat of paint often covers all marks.

One of the best things to do is paint the rooms. Also, view the yard around your house as if you were buying it. What do you think would help the outside appearance? Then do that if possible. Just do anything to freshen up the look, inside and out.

Cheap and easy cosmetic upgrades include things like fresh paint in neutral colors, shampooing carpets (or replacing them if they are completely worn down), and making an effort to upgrade bathroom and kitchen space (replacing a toilet and sink vanity is very easy, as is painting cabinets or changing out hardware).

I suggest going through your home and fix any small things like outlet covers, paint, or small holes in walls first. Kitchens and bathrooms sell your home so make sure they are in tip-top shape. Most importantly de-clutter and clean it thoroughly before listing it for sale.
