When hot moist air is cooled the water is condensed out of the air and drips off of the cooling coils. This water is normally directed to a drain but in some units is allowed to drip to the ground.
It drips water because the coil has condensation form on it and the condensation drips off and collects in a drain pan at the bottom. Then it drips out.
