Include all relevant details: purchase price, dates for payout, dates/timelines for cancellation, down payment, disposition of downpayment in the event of cancellation, terms of residency, responsibilities of tenant, including upkeep, maintenance, taxes, etc. Only matter included will be considered by a court if disputed, so be thorough.

I would suggest instead of trying to write this your self that you find a qualified lawyer and allow him to write it for you. Make sure that you include a clause that realizes you of all liability.
