There is more control over rent and raises (only certain raises are allowed) with a contract. A month to month lease can be terminated by either side with 30 days notice, but a year lease cannot without a breach of contract. Often the price is lower if you sign a one year lease.

Month to month leases are more expensive than yearly leases. The landlord charges more month to month because you have the option to leave at any time.
