Can I sell the home of an owner who is in a nursing home?

The owner(s) are the only parties who can sell a home he/they own unless the court has appointed someone else to act on behalf of the homeowners.

It depends on the power of attorney that you may hold in order to represent the owner. If the owner is of sound mind and can sign power of attorney over to you, then you have legal rights to sell the home. If he/she is not able to do so, you may need to enlist a family member's help.

Yes but you will most likely need a relative or other representative to act on the owner's behalf using a Power of Attorney.

Some nursing home residents are of sound mind and can sell their homes without any question. However, having said that, it would be advisable to get another family member involved in the sale to make sure it cannot be questioned later. It would also be a good idea to make sure no one else had a claim on the home.
