Most AC repairs on this level are not "novice friendly" as there is a lot of electrical work involved. Consult a licensed electrician or consult your user manual before self-repairing.

Heat and air units run by five hundred square feet per ton. Therefore, you would need at least a five and a half ton unit. Never go with the bare minimum, but do not oversize. The size of the unit should also be determined by the amount of windows and doors in the building.
