There are areas of California that are reacting to the current market in different ways. The Bay Area are not as affected by the reduction in home prices as Northern California is. Your best bet is to seek out short sales and foreclosures that will increase your chances of gaining higher amounts of equity once the market bounces back.

There are a LOT of foreclosures in California. You may want to be sure you are not in a neighborhood with many foreclosures around you.

Property taxes are very high in that state, so seek a property purchase price that is below market to keep those rates low. Avoid coastal areas if you want affordability.

If you are unfamiliar with buy real estate ask around people you trust for a recommendation for a good realtor. Its like going to court without a lawyer when you buy real estate with out a realtor. You will know you have a good real estate agent when they just don't do what you say but educate you.

Right now, it is very important to research the area in California that you are interested in. There are some great deals available, but you want to be careful and understand the current value of the home. Contact a local real estate agent that is familiar with the area to provide information and insight into the local market.
