What should I know about buying a house with septic easement?

The house I like has a septic easement.

First, you can never build in the septic easement. No home additions, sheds, swing sets or driveways can be built there. Secondly, realize that the easement may be torn up by utility companies if they deem it necessary.

Who is responsible for the cost of maintenance and repair on the septic system? How will it affect resale and is that standard for the area?

The easement goes with your property and allows the person with the easement to place a septic tank on your property. This gives them the right to place a septic tank only - no other use is legal.
