What should be in a tenant eviction letter?

I need to evict a tenant from one of my rentals.

You can send a letter citing the violation and state that you will move to evict if the problem is not resolved. Eviction, however, is a legal matter, and requires intervention by the Court. You must file with the Court, appear, show cause, then the Court will have the sheriff deliver the notice to quit (eviction notice).

Eviction is a legal matter. You should advise your tenant in writing of your intent to start eviction proceedings if certain matters are not addressed (rent arrears, etc) by a specific date. Then you can file for eviction in court. A Sheriff will deliver the eviction notice.

To cover yourself I would call the court house and ask them what they think. They deal with this type of thing all the time and you don't want any loop holes. Evictions can take up to a year and you might be out of luck collecting rent during that time. Or get a lawyer.

State why they are being evicted within the terms of their contract - non-payment of rent, violation of terms such as threats or not maintaining the property.

You need to check your state laws, they all differ. In my state, I must serve a pay or quit and then file with the clerk of the court. If I have followed the correct time frame and paid the clerk of the court, they send the letter.
