What language should I put in a lease concerning leasing a basement apartment?

I am in the process of renovating my basement apartment and would like to lease it in the near future.

You need to insure that the following items are in any lease you create: rent amount, deposit amount, who is responsible for repairs, expected behaviors/mores, what bills are paid by tenant, and rules regarding pets and number of occupants. You should also run the lease by a lawyer because they may find mistakes that would get you in trouble otherwise.

Explicitly state in the contract the access rights or lack thereof to the remainder of the house. Spell out rights and obligations in case the basement floods or becomes unlivable. If you have laundry facilities in the basement, spell out in what conditions the home owner can come down to use laundry.
