Does the property need any immediate repairs, such as foundation work? Will it need repairs soon, such as a roof replacement? Either of these should lead to a lower price you offer for the property. Check for termites and water damage, too.

Before making an offer on a house be sure to conduct a market value assessment. In other words, has the house been priced according to the value of nearby homes?

Get recent, comparable sales figures on homes in the area. Include an inspection right in your offer so you can thoroughly check the home for problems.

Before making an offer on a house make sure that your financing is in order. Also make sure that your or your realtor have researched the house.

Get the house appraised, so you know you're making a fair offer. Also request an inspection report. If there are problems with the house you may lower the offer.
