You should have a real estate professional (agent, attorney, etc) to review the sale and make sure that all documents are in order and that the sale can proceed to a legitimate end. Purchasing from a family member has the same requirements as any other sale/purchase of property.

No you don't. But it is best to use a knowledgeable real estate closing attorney to help you prepare the deed and other associated paperwork.
