What cold be causing a stone chimney to be leaking at the roof?

My stone chimney has a roof leak.

It is possible that the chimney is cracked. More likely is a poor seal between the roof and the chimney. Carefully examine the area where the roof meets the chimney and seal any cracks with an appropriate roofing sealant.

At one point, the tar sealed your roof to the chimney. Now that tar has separated and it allowing moisture to leak into your home. You can fix this by simply re-tarring the section of the roof around the chimney.

There is probably a simple explanation to this. You might simply need to have someone apply flashing around the base of the chimney. This is a common problem.

It sounds like your chimney was either not flashed correctly in the first place or the flashing has degraded. You will need someone to install new flashing.

The tar paper surrounding the chimney is probably worn out and has to be replaced. Chimney's will last virtually forever, but the roof around it must be maintained quite frequently. You'll probably have to tear up some of the shingles to get to the tar paper, and replace up to 5 feet around the chimney.

Debris in valleys may be one reason for roof leaks that can cause water damage.Looked on the roof if theres a pile of leaves or pine straw. This causes a water dam on the roof and more likely causing water to backup to the point to where the fasterners are being exposed to water.

Faulty chimney flashing is likely the cause. Chimney flashing is generally done using custom fitted sheets of aluminum and roofing tar. The likely cause is that the roofing tar has cracked where the flashing joins the chimney. I have also seen the flashing itself break over time.
