What are the laws on renting a room and having surveillance cameras all over the property?

An individual has a right to privacy. A landlord can employ security cameras on the grounds and in common areas, but not in an individual's room.

The landlord cannot have cameras in your private home (your room, in this case). Since the rest of the building is theirs, however, they can generally do what they want. Laws vary from state to state, but that's the general rule.

Surveillance can not be in the room rented. Depending on where you live, and state, county or town laws and statutes, you may be able to survey the property without notification. You may be required to notify of that. Some parts of property may be acceptable, some may not.

As long as you are not invading another's privacy that too is renting on the property then you are in the right. This is really a decision to be left up to the renter and landlord to see how each side feels about the cameras. Nobody wants their privacy invaded.
