Would a property management company help find a tenant for me?

I have a house for rent but can't find anyone to rent it.

Absolutely, as well as a realtor. Like anything, there is a cost associated with this service, but the good thing is they usually screen them for you, and obviously they can market to a lot more people. My advice would be to go to a realtor first before a property managment company.

A property management company could help find tenants but charges steep fees. A better option is to list in the local classifieds, bulletin boards, at universities and colleges, and through word of mouth. You may have to reduce the rent to be competitive. You could even tell friends you would pay a referral fee for each renter, which is cheaper.

Property management companies take a cut of the rent in order to find tenants and maintain property. They are financially motivated to find tenants for your property. You would lose some of the profit from your property but you would also lose some of the headaches of being a landlord.

Some property management companies may do this, but the best way is to ask friends and relatives. Failing that put an ad in your local papers that also put ads online as part of the fee. Then call their references, especially their employment and last landlord. Get a credit report on them too.
