As a rule of thumb increase the BTU's by ten thousand for every twenty foot by twenty foot room or four hundred square feet. Any less and you may not be able to adequately cool.

12,000 btu per 500 sqaure feet. This is a general rule of thumb for a square room with an 8 foot ceiling. There are some variations requiring more btu. They include a narrow room, large windows and doors, more than two occupants, high ceilings, poor insulation, etc. Hope this helps.

Sizing an air conditioner is critical to the economy of the installation. A heat load calculation must be done to correctly size the air conditioner.
