The laws are detailed in Florida Statutes 720 and are too numerous to list. One requirements is that an HOA is required to have bylaws and regular meetings.
One that seems unfair is even if you are unemployed you are still responsible for the monthly homeowners fee. Also you cannot put up any structure unless approved first.
Florida is not unique in homeowner association regulations, but some of the more common ones include vehicles parked on grass, not cutting grass, leaving garbage cans in plain sight, etc...
