If you own life estate, do you own the remainder interest, too?

The remainder beneficiary owns that. Generally, if you own "life estate" you're holding that estate for the term of your life, so you can't hold interest in it after your death. If you've granted life estate to another individual, you should own the remainder interest, but you should document that in the original agreement so it doesn't pass to heirs.

If you own only a life estate in real property, then you do not own the remainder interest, only a life estate.
