Vacuum leaks can develop through deterierating seals, hoses and even metals. Springs that lose there ability to compress and release tension can fail to fully close openings. All of these factors can cause a vacuum leak.

It can rust out from the salt on your car in the winter and then the water will start chewing through it and eventually start the vacuum leaking.

The throttle body gasket might be damaged causing an vacuum leak. If the gasket is old they tend to wear thin and not create the seal anymore. Either the age or it might be a poorly installed gasket as well.

The throttle body is the fuel delivery to the engine and sits on top of the intake manifold. A thin gasket makes a seal between the throttle body and intake. After a time, the gasket becomes weak and cracks.

Well when you have a plate with some type of butterfly the there is usually a hole machined through the plate for the arm that moves the valve. Seals are usually install to prevent leaks but as the system gets older the friction and heat can cause a leak at this hole.
