First make any necessary repairs (i. e. loose nails/screws/if anything needs gluing), clean the piece well, then use a good stripper to strip off the prior finish, depending on what has been done to the piece may take several times. Then clean again and stain with stain of your choice and polyurethane a couple of coats.

If needed use a commercial stripper applied with a cloth and follow instructions. Once stripped you may now apply a stain of your choice with a clean cloth.
