To transfer a property as a seller, you need to prove that you have title to that property (e.g., you own the property, have rights to sell it, etc.). A convenyancing lawyer can help with this complex process and also give the buyer some assurance that you are legit.

You do not need a conveyancing lawyer. You do need an attorney with experience in real estate law. If the property is inherited, get a probate attorney.
