It depends on local laws. Some commercial properties do include residential spaces, either for use by the owners or tenants. As long as the property meets the health department code for habitation, it shouldn't be a problem.

You can't live in a commercial property primarily because it is a property that is desginated in a zone which just utilizes the buildings as solely business. Illegally you would be able to but in high commercial areas it's difficult to do so and your not able to do anything.

If you buy a residence in an area later zoned commercial, you can continue to live there. If you buy a business with a residence above, you can live there.

If you lived in the property before it was zoned commercial, you can continue living there. You cannot move into property zoned residential without a mixed use permit.

The exact rules for this vary with jurisdiction; different counties and cities often have different rules. Some will allow you to live there with no problem, and others may technically prohibit it. You have to check with your local planning office. Even if it is ordinarily prohibited, you can usually request an exception (called a variance).
