The United States Department of Agriculture, has a program for low income families living in rural areas to get homes. With this program you can get a very low interest loan, with low payments. They do allow single family, and single parents, to apply. Don't worry about credit, if it isn't okay they will help you get it fixed.

Federally, there aren't any grants for single family housing unless you live below the poverty line. You have to check with your state in particular to see if there are any local grants, but they are too far in between.
