Tenants' rights vary from state to state. Some states have a clear set of rights for tenants and landlords, while some may favor one or the other. Google "tenant rights" AND [your state], which should lead you to a website with all the information.

I will say you really don't need to worry about that because as much as you can learn it will not hold a candle to what those tenants know. The best thing to do is put together a weekly lease.
