What should I do if the seller did work to the property without a permit?

Permit and licensure requirements vary from state to state and even from town to town within a state (for example, some states allow homeowners to do their own electrical work, but not their own plumbing work). Your best bet is to hire an excellent home inspector who should be able to tell you what is and isn't done properly.

If the work is shoddy make sure your attorney make the seller liable for any future problems that arise from the work and it is a part of the documents.

It depends on where you are in the process. If you feel there will be problems, the seller should be advised to obtain the property permits, even after the fact. If you now own the property, it is the seller who is in violation, not you.

What you need to do mainly is determined by the lender you are using. There may need to be additional inspections to make sure the work is to current codes.

Before buying include in the sales agreement: Seller liable to bring any construction done by seller up to local buiding codes. Ask your local building official to come and inspect and to let you know what do you have to do to build the property up to the local code.
