What is the legal guideline for renting out a room?

Any type of renting requires a lease agreement. You can download the lease document, or have a court clerk draw one up. Security deposit requirements, smoking and non smoking rules, noise levels, drugs, whatever it is you want the tenant to be aware of, include in the lease. Rents not paid in a timely manner, penalties, eviction notices are included.

You must detail the agreement in a lease (contract). You can restrict things like smoking, noise and late-night visitors, but you cannot legally control the renter's personal affairs that don't affect you/other tenants/the property.

Even when renting only a room, there should be a lease involved to protect both parties. Outlined should be the amount of rent, late fees, and duration of the commitment.
