The proper maintenance for the gears on a bicycle are a couple things. First off you want to make sure you lube your chain regularly but make sure that you do not put to much lube on the chain as it has a tendency to come off and fly everywhere.

If gears and chain are not in need of replacement, proper maintenance is simply the application of a light lubricant. Often times and especially with rear gears (cassettes), if too worn, both chain and gears must be replaced.

you must make sure you store your bike indoors when not in usse, make sure you grease up the chain and spray w-d 40 on it regularly

Keep gears dry (this means put bicycle in a garage or other place away from rain, snow, etc.) to avoid rust. You may want to oil gears as well.

To keep your gears working well, keep them clean and lubricated. A light spray of any one of a variety of commercial lubricants will work well.
