Make sure that the rental fee is enough to cover the mortgage (if applicable), HOA fees (if applicable) and future maintenance cost. In addition, make sure to review all the condo by-laws with prospective tenants so they will have a clear understanding of the rules that govern the community.

Always get a rental application with alot of contact information, collect security deposit, do a credit check, call references/previous landlords, provide firm guidelines about what is/is not acceptable. For example, "a late payment in the amount of $50. 00 is charged if the rent is paid one day late. "
