You would need to fake the ghosts, as such photos are frauds. A lot of times, normal lens flare and bokeh that appear naturally are mistaken and pawned off as 'ghosts' and 'spirits'.
You need a camera that can take a long exposure, with a tripod , and darkness where you want to shoot . Shoot, person walks through the frame, thats it.
