Assuming odors not caused by cat urine, you should be able to minimize/remove most of it. First, rake baking soda into carpet, vacuum up. Clean furniture, walls, fixtures with appropriate cleaners, and use odor neutalizers like Ozium of Frebreze. When showing the house, use natural scents like vanilla, cinnomon, etc.

If it's in your carpet, you can try using a foaming carpet cleaner that you leave on for about a half an hour. Or, you can steam clean your carpets.

I take out my dog, clean up the whole house, open all windows, burned scented candles, bathe my dog. The only problem is that I have to do that all over again.

I get rid of our pet odor by continually keeping the house dust free and keeping the areas that our pets use the most clean. Keep the house well-ventilated and filter the air.

If its into carpets, you need to rip it out. Arm and Hammer has a good powder, but professional steam cleaning is what you need. If urine is really into floors you may need to rip up carpets and use Kilz paint to prime the floor.

The only way I have found to remove pet odor from carpet and upholstery is to use a commercially prepared enzyme-based cleaner.
