Yes you do. The new homeowners will have to get an inspection to see if this house is up to code. If the fire damaged any of the structural support they will have to replace it and they probably will not buy your house. If you're up front with the buyers they are more likely to buy the house regardless.

In most states you do not have to disclose a previous fire when you are selling your home. This is because you undoubtedly have corrected any problems which have come about because of a fire. In most cases, insurance companies ensure the work is done to local specifications and a building inspector has signed off.
