Although problems with credit history will limit the number of financing options, it is still possible to locate a lender who will finance a home for you at a higher than normal interest rate. It is also possible to buy a home on contract or on a rent-to-own basis.

It all depends on the bank or credit union you go to. Every institution has their own credit policies. I would assume if you make a substantial income per month it might offset some of your bad credit history. You could also think about getting a cosigner who has better credit.

It really depends on how bad your credit truly is. Each mortgage broker is also different in the criteria that you look at, but there are so many of them out there now that you actually have pretty good odds in finding one that will accept you no matter what.
