Can I sign a quit claim deed after closing?

You have to wait awhile. When someone completes a major purchase like this there is a three day waiting period when they are able to change their minds with no question asked. If this happens to you there may be complications. So give it several weeks to be sure nothing can change the outcome.

You are able to, but you need to be careful why you are signing. You need to be very certain that you are not circumventing particulars of a sales agreement

The deed changes ownership as part of the sale. Therefore, a quit claim deed is typically not necessary. And a quit claim deed does not end the mortgage debt.
