What information should go into a room lease agreement?

If you are taking a boarder, the lease should detail everything that concerns the agreement, including access, shared facilities, rent, requirements for notice, visitors, overnight guests, pets, etc. If it is worthy of mentioning, include it in the agreement. The two of you sign and date; no need for notarization.

List the rental rate. You must include the conditions in which the person can be evicted for non-payment or rent or utilities. Spell out their portion of the utilities to be paid and how it will be paid. Describe their rights to the rest of the house, such as laundry and kitchen.

A room lease agreement should not be any different from a regular lease other than the space you are renting. I would include any and all utilities and specifically which ones you are to pay, the amount of rent each month, the amount of deposit you paid and when this will be returned to you, and the length of lease.
