A lease agreement is legally binding so the only way you can get out of it is to ask them if you can pay a penalty and fine or give all the money you will owe them. Now if there is something the landlord fail to do or something in the lease is not followed you may be able to.

First, read your lease and see if there are opt-outs. Secondly, consult your town and get a pamphlet on your town and state rules. Often, your landlord has written a lease that doesn't hold up in law. Thirdly, Legal Aid can assist you in cases of financial need, etc. If you have "exigent circumstances" any contract can be broken.

You must contest the legal nature of the lease due to breach of contract on the other side. Most times a lease agreement has a breach penalty in the details.

Some leases have termination clauses for things like job transfer or active military duty. Otherwise, breaking a lease involves some kind of penalty to protect the lessor.
