Probate means that a judicial certificate must be issued saying that a will is genuine and giving the executors the power to administer the estate. If something has to go through probate, it must be distributed by the executor of the will after a persons death. It may involve having something appraised or paying outstanding taxes on it before distribution.

The word "probate" is specific to a court's settlement of a dead person's estate, resolving all claims and distributing all the assets.
