What do I need to do to protect myself if I am going to trade my current house with a new home, the trade is with a builder?

I have found a new house I like a great deal, the builder offered me a trade on my new house and I want ot make sure he is not screwing with me.

Your best bet would be to pay a realtor a fee to handle the transaction for you. Someone that you trust. If not, you need to find out the market value of your home. The builder is not likely to offer you market value because he has to re-sell it. Hopefully, it will be close.

Have several real estate agents do a market analysis on your home to determine the value and be sure to have your attorney draft the Purchase and Sale agreement.

Of course the builder is seeking to make a profit, but it sounds like you are willing to trade - possibly because the home is newer. To protect yourself, have real estate attorney look over the contract.

To make sure the trade is a good on have both homes inspected and appraised. An appraisal will tell you what both homes are worth and an inspection reveals problems.
