In an oil and gas lease, the lessor should have stipulated that there would be no surface work done and no surface damage to the property, This means that your surface rights are being upheld and your property would not be harmed by any digging or drilling.

The pipline company owns the area directly beneath (or above) the pipline. Usually they own the area on each side of it, usually 50 to 100 yards. This is their private property, do not trespass.
