What can we do if my son sublet a room in June and then the first week in August he as asked to leave or pay an additional $150.00 a month?

Did he sign a lease? Did he not live up the the lease agreement? You and him need to get a lawyer to read over the contract and ask where did the $150.00 come from.

Sublets are not subject to landlord-tenant laws. If your son has no contract, and is letting month-to-month, he is likely subject to the increase, though not by the landlord. If the landlord increased the rent, it's the first tenant's problem.

Your sons rights would depend on whether he had a lease or not. Even if he is subletting the room, there should have been a lease to protect his rights. If he doesn't have a lease than changes can be made and he will either have to comply or leave.

Unless the rental contract specifically states it is a month to month lease with potential rate increases, they cannot up his rental rate without a new contract. If he has a rental contract with a set rent, it cannot be increased just because the land lord needs more money or can get more for a new renter.
