The five most common are: General Warranty Deeds, Special Warranty Deeds, Grant Deeds, Quitclaim Deeds and Deed for Bargain and Sale. They vary according to what you require and what you want warrantied and guarantied in the sale or transfer.

A quitclaim deed is a simple transfer, but does not guarantee valid title. A warranty deed (sometimes called a grant deed) guarantees clear title.
