What are standard renting policies for homes?

I would like to rent my family home but need a broader understanding of what is involved in rental agreements.

A rental policy should include details like price, who pays for what utilities, lease term, security deposits, late fees (e. g. for non-payment of rent, bounced checks), rights of entry, and how repairs will be handled.

Most leases minimally include a description of the expectations of the landlord, i. e. rent and term of lease and also address both the rights and responsibilities of the tenant, for instance, timely payment of rent and appropriate care of the property. The lease can also include details such as who is responsible for maintenance and utilities.

Rental agreements are specific to the property. Usually a lease stipulates the term of the lease, the monthly charges, pets, responsibilities and is very clear as to whom the property is being leased such that others cannot live there.

The rules for this vary tremendously from state to state, and it would be well worth your time to meet with an attorney and have them create a form lease for you. In general, however, you should keep in mind that you cannot discriminate in who you accept as tenants based on race, religion, gender, handicap, or family size.
