How do I sign over a house deed?

It depends on your goal. You can sign a Quit Claim Deed to release any claim you have on the property, however this would not relieve you of financial responsibility if you are signed on a mortgage or previous liens.

A new deed must be drawn by the person who is turning over the house and signed before a Notary Public, who will notarize the signature. The deed is then filed in the Clerk and Recorder's office for the county where the property is located.

The best way to do this is to sign a quitclaim deed to transfer the porperty. If the house is still under mortgage, the new owner should refinance the house on his name.

This can be accomplished in two ways, depending upon the laws of your state. If the property has no liens you would be able to sign it directly over using a Quit Claim deed at the local Registrar's Office or you could use the services of a title company to complete this change for you.
