To become a mortgage broker, you should have a background in finance, accounting and real estate. Some colleges offer real estate courses, or you can take them from a private institution. You will take a state exam and then apply for a license from the government. Once you are licensed as a mortgage broker, you can specialize in commercial lending.

You will have to become accredited within the state that you live to get your commercial mortgage broker license. To do this you have to pass a state test. You can get training for this test over the internet or some schools offer this training. Another option is to call a real estate office and see if they offer training.

At many schools, there are classes specifically for becoming a commercial mortgage broker. After you have completed the course, there will be a state exam to acquire your license.
