Yes, you can void the sale of a home in Pennsylvania due to material and misrepresentation as to the condition of the property because if the home is not up to state standards concerning the condition it will most likely not be put on the market. If it is that means the evaluator did not properly do their job.

In Pennsylvania the buyers of real estate are required to preview property before the closing date. Buyers can not go back later and file any claims regarding a properties condition.
