Can you back out of a lease before it starts?

When you sign a lease you are obligating yourself to the lease terms. A lease is a legal, binding contract and if you back out after signing, but before moving in, you are still breaking the lease. You should contact the landlord to see if they will sign a release.

It depends on what is written in the lease. You may well lose your security deposit and could even be held liable for the term of the lease.

Sure you can. It'll cost you money though. And in some cases you may even lose your security deposit. Usually if you speak to your landlord upfront they'll be most accommodating.

If you signed a lease, then you are responsible for paying for it. You cannot back out of it now.

This depends on the terms of the lease. It is common to lose the deposit if you choose not to move in, but they shouldn't charge months of rent.
