How can I word a birthday invitation for monetary gifts?

It is not polite to solicit gifts of any kind, monetary or otherwise. You could discuss the matter with a close friend and ask that she or he make the suggestion of a monetary gift to anyone who asks for gift ideas.

Please come help me celebrate my birthday! As I am getting older and realize all of the "stuff" I have it is causing me to downsize and rethink material goods and look more towards meeting my future goals such as owning my own home. Therefore, material gifts are discouraged, and assistance with my future goals will be appreciated.

Try: "Come to my party and bring a gift... but I want cash, period!" That'll make your point (no lofty words about your future goals are gonna fool anyone). No matter HOW you word it, it comes across like you're inviting people to maximize your income, not share their company.
