When is a thirty-day notice to vacate the premises required?

Answer by  newpa11 (62)

This notice is required when the new property owners have officially signed the documents stating that they are now the new property owners. I believe at this time the 30 days starts and will be enforced if previous owners to not abide by the notice.

If you are a landlord you have to give one when you are kicking out a tenant, when you are selling the building or if you need your tenants to leave for any reason. If you're a tenant you have to give your notice if you're leaving earlier than your contract says or if you're on a month by month.

A thirty day notice is required when you are in a contract either 1 year, 6 months or month to month. The notice is to be delivered before the first of the follow month. You can not give a notice after rent has already been paid or you will have to wait until before the 1st of the following month.

Landlord-tenant law varies from state to state. "Notice to vacate" rules should be detailed in the lease. Otherwise, eviction proceedings would clarify the date by which to vacate.

This is required anytime you want to evict someone that was renting property from you residentially. If you have a year lease or if it has become a month to month lease, you must give 30 days.

A thirty day notice to vacate a rental property is required when a renter has not paid their rent. A landlord can basically do this whenever a tenant has not paid them. The limit on how late rent can be should be detailed in a lease agreement so that there are no surprises to tenants when they get evicted.

Even if a lease is at the end, you should always give a thirty day notice before vacating to make sure there is no misunderstandings or misinterpretation.

A lease generally contains the requirements of notice to vacate. If there is no lease, there is no requirement, but thirty days is considered courtesy.
