What kind of liability do I have for damage from a tree on my property line?

If the better part of the tree is on your property, you are responsible for damage caused by falling limbs, etc. If you are not sure if the tree belongs to you, you can have the property surveyed to determine ownership and related responsibility. Check your homeowner's policy or call your agent for information about your coverage.

If yours, generally you are responsible for the damage it causes to someone else or their property. However, if someone caused your tree to fall they would partially responsible too.

If a tree on your property falls on your neighbor's property and causes damage their homeowner's insurance would probably cover it. But their insurance company could sue you for negligience.
